Buyers are now on the search for space. The increasing pressure of climate change and Covid-19, have caused many buyers to re-evaluate their lives. More people are working from home so looking for home offices, and with the aftermath of Covid-19 set to be of concern for the foreseeable future, buyers are wanting access to countryside, and beautiful surroundings.

 

THE ROADMAP TO SUSTAINABLE FARMING

2021 will witness the beginning of the UK’s 7 year agricultural transition period during which the industry will shift from BPS payments to the new Environmental Land Management Scheme (ELMS). Exactly how that scheme will function is yet to become clear but with the government’s Roadmap to Sustainable Farming published, land owners can begin to plan and adapt.

 

EXPOSING THE HIDDEN MARKET.

Traditionally, certainty within the Estate Agency industry, demand increases levels of supply. With many unknows still remaining there is a reduction in Agricultural and Estate properties for sale. From speaking with our clients there are many of you out there wanting to sell but most are waiting for clarity before making major decisions.

Demand, however, keeps increasing. The numbers of buyers out there compared to properties for sale means properties are selling fast and the average property price is still increasing. What the market needs is more people biting the bullet and putting their properties up for sale. This in turn will give many sellers the confidence they are waiting for and also offer them more choice in finding a new property for themselves. Many of our clients have been telling us that another reason for not listing their property just yet was because they had not seen anything online they would wish to buy.

We would like to expose this hidden market. We have people on our books that want to sell and people who want to buy so if those who want to sell take the first step into allowing people to know of their property the supply to the market would increase dramatically, boosting even more confidence to the market.

In the long term, we are confident that the rural property sector will only strengthen and become, to many, a secure investment due to the ability to diversify in uncertain times.

 

DIVERSIFICATION

Another reason for this shift in buying habits is that there are simply more wealthy people in the UK today. To this new ‘squirearchy’, snapping up large amounts of land is an advantage. They know how to look after their money and feel the increasing environmental pressure so are looking at ways to reduce their carbon footprint. We are finding many wealthy buyers diversifying land by creating new income within the land. Things like tenant farming, woodlands, equestrian facilities, holiday accommodation, events, farm shops and fishing etc. All are enterprises the government are wanting to endorse and encourage, so are likely to feature in the new ELMS.
